1. Acceptance of these terms
By accessing or using MorCal, you agree to these Terms of Use and our Privacy Policy. If you do not agree, do not use the service. MorCal is provided by Key Bases LLC, a New Jersey business.
2. Educational planning tool only
MorCal provides general educational estimates. It is not a lender, mortgage broker, loan originator, insurer, real-estate broker, attorney, accountant, or financial adviser. Nothing on MorCal is a loan application, preapproval, commitment to lend, rate lock, insurance quote, appraisal, or offer of any financial product.
Do not make a purchase, borrowing, refinancing, investment, tax, insurance, or legal decision based solely on MorCal. Confirm actual rates, eligibility, payments, mortgage-insurance requirements, taxes, insurance, closing costs, prepayment terms, and other loan details with qualified professionals and the written documents supplied by your lender or servicer.
3. Estimates and assumptions
Results depend on the information you enter and simplified planning assumptions. Actual costs and timing may differ because of credit profile, loan type, rate changes, lender rules, property value, tax assessments, insurance pricing, escrow changes, fees, rounding, payment timing, and other factors.
Market rates shown by MorCal are general U.S. national benchmarks, may be delayed, and are not personalized offers. Selecting a state labels your scenario but does not change the benchmark rate. PMI estimates generally model conventional mortgage insurance and may not reflect FHA, VA, USDA, lender-paid, or other program rules. Extra-payment results assume payments are accepted and applied to principal as modeled; verify your loan documents and servicer instructions.
4. Accounts and saved calculations
No account is required to use MorCal. Guest saves are stored only in the current browser and are not guaranteed to remain available. Optional ChatGPT sign-in enables account-associated saves that can be retrieved across supported devices when you use the same ChatGPT account. MorCal does not currently provide separate email-and-password registration, and guest saves do not automatically transfer when you sign in.
You are responsible for access to your device and account. Saved calculations are provided for convenience and should not be treated as permanent records or backups. MorCal may limit, suspend, or discontinue storage features and does not guarantee that any saved scenario will always remain available.
5. Acceptable use
You agree not to:
- use MorCal unlawfully or to harm, defraud, harass, or mislead anyone;
- interfere with the service, bypass security measures, introduce malicious code, or attempt unauthorized access;
- use automated means that place an unreasonable burden on the service; or
- copy, resell, or exploit MorCal in a way that violates applicable law or Key Bases LLC’s rights.
6. External services and support payments
MorCal may link to third-party sites, including Buy Me a Coffee. Those services are independent and governed by their own terms and privacy policies. Optional support payments are voluntary, are not payments for a mortgage or financial service, and do not change your access to MorCal. Key Bases LLC is not responsible for third-party content, availability, or transactions.
7. Ownership
MorCal’s software, design, branding, text, and other original content are owned by Key Bases LLC or its licensors and are protected by applicable intellectual-property laws. These terms give you a limited, revocable, nonexclusive right to use MorCal for lawful personal or internal planning purposes; they do not transfer ownership to you.
8. Availability and changes
We may update, correct, suspend, or discontinue any part of MorCal at any time. We try to provide a useful and reliable service, but availability, accuracy, compatibility, and uninterrupted operation are not guaranteed.
9. Disclaimer of warranties
To the fullest extent permitted by law, MorCal is provided “as is” and “as available,” without warranties of any kind, express or implied, including warranties of accuracy, fitness for a particular purpose, merchantability, title, and noninfringement. Rights that cannot lawfully be disclaimed remain unaffected.
10. Limitation of liability
To the fullest extent permitted by law, Key Bases LLC and its owners, personnel, affiliates, and service providers will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, lost opportunities, lost data, or decisions made in reliance on MorCal. Any liability that cannot legally be excluded will be limited to the maximum extent permitted by applicable law.
11. Governing law
These terms are governed by the laws of the State of New Jersey, without regard to conflict-of-law principles. Any dispute that is not otherwise resolved will be brought in a court of competent jurisdiction in New Jersey, except where applicable law requires otherwise.
12. Changes and contact
We may revise these terms from time to time by posting an updated version and changing the effective date. Continued use after the updated terms take effect means you accept them. Questions may be sent to morcal100@gmail.com.
